Crystal’s refurbishment of 61 Mosley Street in Manchester City Centre was only completed in May this year – since then we have let 2 suites in the business centre each month.
The building was purchased in 2011 at which time the first floor was already subdivided into individual suites. The decision was made to maintain the existing floor layout and test the market with these offices, some as small as 170 sq ft – we have been amazed at the level interest out there.
Within the first 3 months every suite on the first floor had been fully let or put under offer and the decision was therefore made to quickly subdivide the third floor into 6 starter suites. Works on this floor completed last week and already 2 of the new offices have been let with a further 2 suites currently under offer.
Tenants in the first and third floor business centre space now include AM2PM Recruitment, Dootsonic Clinical Research, Equitas Finance, O’Dell Chiropractors, Concept Legal Expenses, Rullion Industrial Recruitment and Branded Product Protection Services. 3 further suites within the business centre are currently under offer and due to complete within the next couple of weeks.
Crystal Director Andy Park explains why we have been so successful: “We have obviously found ourselves a niche in the Manchester City Centre market that previously wasn’t catered for – small refurbished office suites available on short term 12 month agreements at only £25 per sq ft including rates and utilities. This is less than half the cost of typical city centre serviced office space. On top of this tenants can move in within 24 hours.
“With the third floor already filling up within a week of builders handing it over to us we are already looking at plans to possibly divide yet another floor in the building – watch this space.”
