Coed y Parc is located 2.8 miles from the A55 North Wales Expressway, at the Llandegai turnoff, close to the popular village of Bethesda in the Snowdonia National Park. From Bangor and the A55 take the A5 road to Bethesda, travel through the town, pass C L Jones on the left-hand side, and it is the next turning on the right, which is the B4409, which should be followed for just less than 1 mile, and Coed y Parc will be seen on the right.
The original industrial estate was developed by the Welsh Development Agency and provided 6 purpose built industrial/warehouse units. The overall development comprises a self-contained site, comprising two pairs of semi-detached properties and a further rear terrace of four units. The buildings are constructed of steel portal frame, with part brick and block work elevations, with plastic coated steel sheets above, beneath a pitched roof clad with similar materials including approximately 10/15 % light panels.
