Hurstwood Holdings has submitted a planning application to transform Vision House, a vacant 20,000 sq ft (1,858 sq m) former office building in Wythenshawe, into a purpose-built SEND (Special Educational Needs and Disabilities) school catering for children and young adults with additional educational needs.
The proposed school will provide high-quality, tailored education for up to 100 students, supported by a team of 75 specialist staff, in a thoughtfully designed and highly accessible environment.
Situated on a self-contained 2.4 acre site within the Roundthorn Industrial Estate, the building benefits from a private, landscaped setting including a long, secure driveway, generous green space, and ample car parking. The location is safely set back from the main road, with natural screening and secure boundaries to create a calm and protective environment — critical for young people with sensory and developmental needs.
Previously home to Maginus Software, the site has remained vacant since its relocation in 2023. Hurstwood Holdings plan to repurpose this brownfield site into a community-focused, sustainable educational facility aligns with both local development goals and the urgent regional demand for specialist provision.
“There is a clear and growing need for more SEND school places across Greater Manchester, with many existing schools already at capacity,”
said Sam Ashworth, Project Director at Hurstwood Holdings.
“We’ve been approached by several occupiers and are currently in detailed conversations with several respected operators. This site offers a unique and sustainable opportunity to quickly deliver a much-needed facility in a well-connected, secure and nurturing setting, which is uniquely suited to the specialist needs of SEND education providers.”
Broadgrove Planning Consultants is advising Hurstwood Holdings on the application. Williams Sillitoe and D1 Properties are the retained agents for the scheme.
The Hurstwood Holdings Group, headquartered in Manchester, manages a national portfolio valued at over £350 million and supports more than 1,400 occupiers across England, Scotland, and Wales.
